The action

The sale of this semi-detached, raised bungalow near the Old Cummer GO station was a drama-free affair that began with 20 private tours booked primarily by families. Negotiations on the first offer came to naught but a second one ended with a deal at $103,000 under the asking price.

“In the immediate area, there were no similar properties,” said agent Bill Thom.

“It took 30 days to sell, so it’s not long – or short either – but with the way the market was, it was pretty good.”

What they got

This three-bedroom property is about 50 years old and sits on a 30- by 120-foot lot that inclines at the rear and abuts an elementary schoolyard.

Essential improvements have been made over time, including a new roof, fencing and new furnace. The kitchen has also been renovated with ceramic flooring and backsplashes.

On the lower level is the garage and an in-law suite set up with a secondary kitchen, entertaining area and four-piece bathroom, plus one bedroom.

The agent’s take

“It’s strength is it was one of these houses where you can live in it by yourself with your family, or you can have the basement rented because it has a separate entrance and kitchen,” said Mr. Thom.

“It’s certainly in a good school zone with A.Y. Jackson and Zion Heights Middle School, and it’s also one bus ride to the subway.”
