These first-time buyers closely scrutinized three houses in Toronto’s east end late last year, all of them in turnkey condition, and decided this semi-detached house near Greenwood Park was their favourite. Aware that properties were routinely fought over in the neighbourhood, they decided that adding an extra $206,000 on top of the asking price was the right strategy. They outbid five other suitors.
“We expected competition for this, and we prepared for that,” said the buyers’ agent, Anil Khera.
“In that area, bidding wars are very typical, and we thought there was value in excess of the asking price.”

“The renovation that had been done stood up over time,” Mr. Khera said.
“It also has an additional room that could be used as an office or gym, which is very unusual to have in a semi in that area.
“The Danforth/Greenwood area is quite central, sandwiched in between prime Leslieville, the Beach and the waterfront, as well as Little India to the north and Riverdale,” Mr. Khera said.
“Greenwood Park is just a block or two west of there with a dog park, a pool, skating rinks and baseball diamond. It’s a good community park.”
